
RYZE Technical Advisor and Project & Construction Manager for Prelios SGR on the acquisition and conversion of the former Palazzo della Zecca in Naples
RYZE acted as Technical Advisor to Prelios SGR on the acquisition of the commercial property formerly known as the Palazzo della Zecca, situated in the historic centre of Naples. In particular, RYZE oversaw the technical and environmental due diligence and will provide support for the project and construction management activities relating to the restoration, refurbishment and conversion of the property into a hostel.
The transaction was carried out through the Primo Re Real Estate Fund, wholly owned by the Cassa dei Dottori Commercialisti (Cdc) and managed by Prelios SGR. The acquisition of the asset, which has been declared to be of historical and artistic interest, is intended to facilitate a refurbishment project aimed at restoring and converting the building into a new-generation hostel, and subsequently generating income from it through the signing of binding agreements with the specialist operator YellowSquare.
Located in the Pendino district, the property will undergo a regeneration project that will transform it, in line with the YellowSquare concept, into an innovative space dedicated to hospitality, socialising and cultural experiences.
The project envisages the creation of a truly contemporary square open to international travellers and local residents alike. The ground floor will house a bar and reception area, co-working spaces for professionals and digital nomads, event spaces and a communal kitchen, fostering integration between different functions and ensuring the spaces remain lively throughout the day.
Thanks to its cosy inner courtyard and terrace, the former Palazzo della Zecca will become a multifunctional space with activities accessible to the community, brought to life by a programme of cultural and entertainment events, small-scale performances, workshops and both permanent and temporary artistic collaborations. The building will thus return to full public use – open, inclusive and focused on sharing.
