  • Technical Due Diligence

    The Group, as a technical reference point for institutional and non-institutional investors in the acquisition, enhancement and disposal of single properties and/or asset portfolios, is able to develop the most suitable strategies to manage any possible critical issues of the assets and identify their potential.

    The activities are carried out through an in-depth documental and physical check-up as well as an accurate cost estimate (capex) aimed at making the assets compliant to current regulations and best meet Client’s needs.

    In addition to standard surveys (urban planning/construction, cadastral, leasing, structural, plant engineering, energy, fire brigade, etc.), with the support of an in-house specialised department, the Group performs preliminary ESG valuations on the current state/prospective scenario.

    RYZE supports the Client during the preparatory phases through document collection, compliance, and the setting up of a Virtual Data Room, providing assistance during the negotiation phase and, if needed, monitoring post-closing activities as well.

    Our team assists institutional investors and developers in the realisation and management phases of residential rental initiatives and the related services (“amenities”: coworking spaces, multifunctional and wellness areas, laundry, etc.). The expertise of the BTR division - successful bidder of the first Italian tender in this segment in 2023 - is based on the Group's consolidated experience in administrative and technical property management, project management and digital area.

    In particular, management relies on innovative solutions both from a technological point of view - through the extensive use of smart solutions, advanced technologies and apps, which allow residents easy access to spaces and services and the property manager to maintain constant contact with tenants - and from an organisational standpoint.

    The team includes on-site staff where the Community Manager, an operator dedicated to resident relations and service management, serves as the primary point of contact for any technical or administrative needs.

    Finally, the Group provides specific support in the post-construction delivery phases (works and furnishings), start-up of operations of the complex and tenants on-boarding and entry.

  • NPE Management

    The Group, thanks to its subsidiary YARD CREDIT & ASSET MANAGEMENT, offers specialised assistance in the management and enhancement of NPL (Non-Performing Loans) and UTP (Unlikely to Pay), both secured and unsecured, leasing receivables – unresolved and resolved – and bank credits from commercial companies.

    The activities include analysis, valuations and Due Diligence of both credits and properties, pricing and business planning of credit portfolios during the acquisition, out-of-court and in-court management, up to the repossessing and subsequent resale of the assets on the market. Data quality activities are central to all services, both on its own management system and on Clients’ platforms.

    YARD CREDIT & ASSET MANAGEMENT is also appointed as a special servicer or sub-servicer in numerous securitisation transactions where it is responsible for the production of detailed and complete reporting to various stakeholders, including the Master Servicer and the Investor.

  • Distressed Sales Management

    The Group, through its subsidiary YARD RE, a company specialising in real estate brokerage in the distressed segment, offers assistance for the disposal of properties deriving from repossessed leases, NPL (Non-Performing Loans), UTP (Unlikely to Pay), auctions, insolvency procedures, agreements with Italian and foreign investors, REOCo (Real Estate Owned Company) assets, or property companies, and real estate portfolios in general.

    The services include the management of contacts with the debtor and support for out-of-court settlements, the sale on the open market of real estate securities with the consent of the debtor, Auction Facilitation activities and, in general, consulting and remarketing for commercial, auctions and deriving from insolvency proceedings real estate assets.
