RYZE assisted Manova Partners as Technical Advisor for the technical due diligence work relating to the acquisition of two logistics properties located in Campogalliano (Modena).

Manova Partners, through the Callisto fund managed by Kryalos SGR, acquired the two properties from the GO Italia VI Fund, managed by DeA Capital Real Estate SGR and fully subscribed by BGO.

Completed in 2022, the two Class A assets form part of a complex that includes the headquarters of one of Italy’s leading third-party logistics operators and comply with the latest ESG standards. The properties are LEED Gold certified and feature a 4.8 MW photovoltaic system, thereby meeting current sustainability and energy efficiency requirements in the logistics sector.

The assets are located in the Greater Bologna area, one of Italy’s most established logistics markets. The region forms part of the core corridors of the Mediterranean TEN-T network and represents a strategic hub for north-south and east-west traffic flows. Furthermore, the site is situated directly at the junction of the A1 (Autostrada del Sole, Milan–Naples) and the A22 (Autostrada del Brennero, Modena–Austrian border), ensuring direct access to the national and international transport network.
